There was no public forum to begin this meeting. No residents attended the meeting, and the commission was grateful for a quiet meeting. Meeting minutes were approved without any further discussion.
The first order of business was a Site Plan Review for Lot 3, Block 1, 8761 Bonfire Drive in the Bonfire Commercial Subdivision northeast of town. This land is zoned light industrial and the plan for approval is 1.9 acres. The applicant, Mark Pollacek of Streamline Crane Service, gave a short presentation and a view of his site. The site is in a warehouse light industrial center between I25 and County Road 7, and north of County Rd 64.
Some of the commission questions were:
Lisa Chollett: Engineering had questions about the gravel in back and drainage. Has that been resolved? Cody Bird: Engineering is working on this issue.
Eric Sarter: What is the business, and will it increase traffic? Should a traffic study be done? Mark replied that this is a one-person owned company with one crane. He will drive his truck to work each day, park it, drive the crane to the jobsite for the day (varies by job) and drive it back to the lot, then drive his truck home. Cody Bird also responded that this is a Pad site and just a memo describing the business’ traffic should suffice. If Planning wants to have a traffic study done, he will certainly order one. The Commission agreed a traffic study is not needed at this time unless Mark grows his business substantially in the future.
Stephen asked about the fence and what would be stored on the site. Mark and Cody responded with a 6’ fence and only trailers and a few AC units would be stored at the site.
Lisa asked about signage. Cody Bird reminded her that signage approval comes later in the process and requirements are dictated through permits. Mark said the sign would be a company logo on the front office door.
Vote to Approve: Yes – 6 No - 0
The second item was town communications with Cody Bird discussing the 2nd Quarter Residential Building Permits and Lot Inventory. The 2nd Quarter showed a slight uptick in permits but its still on a downward trajectory for the year.
Stephen asked if planners were tracking commercial and industrial permits for Wellington? Cody responded that no, they do not. Residential growth determines commercial need, so residential is a better indicator.
Lisa Chollett asked how hard it would be to track open lots and potential space for future growth and availability?
Cody asked the commission how they would want the commercial data tracked? By lots? By acres? By Zoning? Everyone agreed tracking should be by zone type and number of acres available. Cody agreed to take a stab at putting information together for the 3rd Quarter reports.
Stehen Carmen then asked how tracking and permitting affects water rates and capacity. And what happens to the budget if there is no new residential building for a while? Cody responded that the town is carrying the new water/wastewater plant debt and all new residential is monitored for capacity.

I have no follow up questions. The meeting was very light: nothing of concern for the town and/or residents. The Crane Company site is already part of a light commercial area with existing businesses.
